The Client / Architect relationship is often like dating. We must be able to work together in a productive way, so throughout each step, open communication is a priority. Like all construction projects, there will undoubtedly be hiccups and road blocks, so my goal is to make the process as smooth and transparent as possible, ensuring that the final outcome is a design that not only functions well, but is one that you will enjoy for years to come.
Here are the steps:
1. Initial Consultation
We'll start with a meeting to discuss your project in detail. This conversation helps me understand your objectives, preferences, and any specific ideas you have. We'll talk about the purpose of the space, your functional requirements, and how much it may cost to achieve your goals.
2. Project Assessment / Site Analysis
After our initial discussion, I'll assess the project's feasibility. This includes an analysis of the site, zoning regulations, and any potential challenges of the existing conditions.
3. Schematic Design
Based on our discussions, I'll develop initial design concepts. These sketches will show basic space planning and program adjacencies, as well as the stylistic approach that aligns with your vision. They serve as the starting point to explore different design options.
4. Design Development / Review and Refinement
We'll review the initial concepts together. This is an iterative process, so we will discuss what you like, don’t like, and what we can change to better meet your needs. By the end of this phase, you will have a working set of drawings to give to contractors for estimates.
5. Construction Documentation
Once we've agreed on a concept, I will develop detailed drawings with a 3D Revit model. These are contract documents that provide the necessary information for construction, including materials, finishes, and technical details for the contractor.
6. Permitting and Approvals
I'll assist with obtaining any required permits and approvals from local authorities. This step ensures that the project complies with all building codes and regulations.
7. Construction Administration
During construction, I'll remain involved to oversee progress and ensure that the work aligns with the construction documents. This includes regular site visits, coordinating with the construction team, and addressing any issues that may arise.
8. Project Completion
As the project nears completion, we'll conduct a final walkthrough to ensure everything meets the design specifications and your expectations. Any final adjustments will be made as needed.
9. Post-Project Support
After the project is completed, I will still be available to assist with any questions or additional needs.
